New timber floors in Fremantle’s uneven old cottages
Fremantle’s 19th and early 20th-century cottages have plenty of charm – and floors that are rarely level. Over a century, joists sag, stumps settle and rooms develop a noticeable slope. Laying new boards straight over that leaves the problem in place. Timber flooring in Fremantle often starts with levelling.
We check the floor for slope and dips, then pack or plane joists to bring the surface as level as practical. Where structural problems are found, such as rotted stumps, a builder may need to fix them first. Once the base is sound, new solid timber can be laid and finished on site, or engineered timber installed over a new sheet subfloor.
A little unevenness is part of an old home’s character, so we’ll aim for a result that feels right for the building.
